Le terre di Barnswood facevano un tempo parte dell'estesa proprietà di Livingston, stabilita nel 1600, e furono riunite con la famiglia Livingston all'inizio del XX secolo, quando Alice e John Henry Livingston acquistarono il terreno e lo trasformarono in una fattoria fiorente. La proprietà è ancora abbondante di alberi secolari, prati centenari con ampi sentieri e viste sui Monti Catskill attraverso il fogliame che circonda il confine della proprietà.

Avvicinandosi a una impegnativa reinvenzione di una fattoria costruita nel 1900, con numerose aggiunte inadeguate nel corso degli anni, i proprietari avevano una prospettiva unica: nel processo di riportare la storia e il calore nella casa, volevano anche incorporare elementi dell'architettura del primo XIX secolo che risultassero più autentici rispetto alla terra e alle case circostanti.

Il risultato è un interno splendidamente concepito e accogliente, con texture e profondità: pareti imbiancate a calce, pavimenti in pietra selezionati a mano nelle aree di servizio, il perfetto equilibrio tra spazi per intrattenere e luoghi per il riposo, e l'uso più impressionante di travi e pavimenti in legno recuperato. L'intera casa è un inno alla magia del legno come materiale versatile e radicante. Le eccezionalmente alte porte interne in legno provengono dall'Egitto e sono state poi restaurate da un team di recupero architettonico in Alabama. Le travi in pino presenti nella casa sono state salvate da un fienile risalente al 1800 smantellato lungo il fiume St. John nel Maine e i pavimenti sono stati restaurati dopo essere stati recuperati da un vecchio stabilimento di mollette canadesi.

La cucina della casa principale è indubbiamente il cuore pulsante di Barnswood: uno spazio robusto e ampio che ospita anche la sala da pranzo e il bar. I mobili della cucina color terracotta sono stati realizzati a mano da un talentuoso artigiano locale. La sala media/biblioteca è foderata di librerie a muro, il consanguineo più cupo del soggiorno luminoso, che presenta il camino originale e restaurato della casa. Un ufficio, un bagno per gli ospiti, un ingresso e una lavanderia completano il primo piano.

Le stanze al secondo piano affacciano su una lussureggiante vegetazione in tutte le direzioni, con viste mozzafiato sui prati epici della proprietà e sugli alberi contorti di acero e quercia circostanti. Un ampio pianerottolo è affiancato da un lato dalla suite principale, con una grande camera da letto, un bagno con pavimenti in piastrelle di terracotta, una doccia e una vasca da bagno, e un spogliatoio foderato di armadi a muro. Dall'altro lato del pianerottolo ci sono due camere da letto di dimensioni ampie e un altro bagno con doccia e vasca.

Scendendo un sentiero di pietra dalla casa principale oltre un incantevole patio in pietra si trova il grazioso cottage per gli ospiti, con una camera da letto e un bagno completo al primo piano, e una grande camera con soffitto a volta al secondo piano. Il cottage è stato creato con lo stesso livello di dettaglio della casa principale, con pareti imbiancate a calce, pavimenti in legno recuperato e travi del XIX secolo.

Il fienile si trova modestamente alla fine del complesso, il cui esterno agrario nasconde il suo meraviglioso interno completamente restaurato come spazio abitativo. Progettato con l'idea di grandi raduni, il grande salone con soffitti alti presenta una splendida cucina di campagna, un bagno completo, un immenso camino e ampio spazio per un tavolo da pranzo lungo metri. Un soppalco nella sala principale è attualmente utilizzato come palestra e studio musicale, ma potrebbe facilmente diventare uno spazio aggiuntivo per ospiti in eccesso. Un'ala del grande salone ospita un immenso ufficio con librerie a muro e belle viste sulla parte posteriore della proprietà al secondo piano, con un deposito climatizzato e un laboratorio sottostante. The grounds at Barnswood were once part of the extensive Livingston estate established in the 1600s, and were reunited with the Livingston family at the turn of the 20th century when Alice and John Henry Livingston purchased the land and had it transformed into a thriving farmstead. The property remains abundant with ancient trees, century-old meadows with ample walking paths, and views of the Catskill Mountains over the foliage lining the property's edge.
When approaching a daunting reinvention of a farmhouse built in the 1900s, with numerous ill-fitting additions throughout the years, the owners had a unique perspective - in the process of bringing history and warmth back into the home, they also wanted to bring in elements of early 19th century architecture that felt more authentic to the land and the surrounding homes.
The result is a beautifully envisioned, cozy interior with texture and depth - limewashed walls, hand-picked stone floors in utility areas, the perfect balance between entertaining spaces and places for rest, and the most impressive use of reclaimed wood beams and floors. The whole home is an ode to the magic of wood as a versatile and grounding material. The exceptionally tall wood interior doors were sourced in Egypt and then restored by an architectural salvage team in Alabama. The pine beams throughout the home were saved from a circa 1800s barn dismantled along the St. John River in Maine and the floors restored after being rescued from an old Canadian clothespin factory.
The main house's kitchen is undoubtedly the beating heart of Barnswood - a robust, sprawling space that is also home to the dining room and bar. The terracotta-colored kitchen cabinetry has been hand-built by a supremely talented local craftsman. The media room/library is lined with built-in bookshelves, the moodier sibling of the light-filled living room, which features the home's original and restored fireplace. An office, powder room, mudroom, and laundry room complete the first floor.
The rooms on the second floor look out onto lush greenery in all directions with far-reaching views of the property's epic meadows and the surrounding gnarled maple and oak trees. A wide landing is flanked on one side by the primary suite, with a large bedroom, a bathroom with terracotta-tiled floors, a shower and soaking tub, and a dressing room lined with built-in cabinetry. On the other side of the landing are two amply-sized bedrooms and another bath with a shower and tub.
