Va bene, devo chiamarti proprio adesso perché sono appena entrato in una casa e sono un po'... emozionato? Tipo, dove si era nascosta questa mentre visitavamo tutti quei posti "carini ma..."?
Sai com'è andata: ogni altra casa è stata una qualche versione di:
“Adoro l’idea, odio la disposizione,” oppure
“Ottima posizione, ma sembra angusta,” oppure
“Bella cucina... se ti piace stare sopra alla gente,” oppure
“Spazio esterno... se conti due tristi sedie da patio e un grill incastrato in un angolo.”
Questa è diversa.
Prima di tutto, ha un ampio portico anteriore e la casa è un po' elevata rispetto alla strada, quindi si sente subito più tranquilla—come se non fossi in esposizione per ogni passeggiatore di cani e ogni soffiatore di foglie entro un chilometro. C'è un grande albero d'acero, un bel giardino, e ti giuro che puoi sentire le onde che si infrangono da qualche casa più in giù. È quel suono di sfondo calmo e costiero che ti fa sentire come se la tua pressione sanguigna... scendesse.
E dentro? La disposizione è quella che stavamo cercando.
La cucina finalmente ha senso. Ha l'isola per la preparazione, ma c'è anche un'area separata per il bar, così tutti possono stare nei dintorni della cucina senza affollare chi sta cucinando. E la parte geniale? Dalle sgabelli del bar puoi comunque vedere la TV sopra il camino, così le persone possono spizzicare, parlare, guardare qualcosa, tutti sono nello stesso spazio ma senza urtarsi come se stessimo lavorando durante un brunch.
Inoltre, ricordi come continuo a dire: “Dove vanno gli asciugamani?” Questa casa risponde a questo. La lavanderia è proprio accanto alla cucina nel mudroom, così gli asciugamani da spiaggia e da piscina vanno direttamente dentro. È comunque lavanderia, ma è quel tipo che non ti invade tutta la vita perché la disposizione non ti combatte.
Poi l'area principale soggiorno/pranzo è aperta e sembra... molto più grande di quanto ti aspetti. Ha quella sensazione che “tutti possono stare insieme” senza sembrare un gigantesco eco-camere. È davvero una casa da ritrovo.
Ora la situazione della camera da letto, qui è dove ho pensato, ok, qualcuno ha pensato a questo.
C'è una suite al piano principale con un armadio a muro e un bagno che si sente giusto: vasca da bagno, doccia separata e quel pavimento della doccia in pietre che la rende high end senza sforzarsi troppo. E poi al piano superiore c'è un'altra suite, così gli ospiti hanno anche un'opzione di suite reale—più altre due camere da letto e un bagno completo, e una di queste ha accesso interno, quindi sembra quasi come tre opzioni di suite a seconda di come la configurano. È perfetta per gli ospiti, i bambini, i genitori in visita, tutto quanto.
E il cortile, ascolta. C'è un portico coperto che si affaccia sulla piscina, e oltre la recinzione c'è questa foresta di aceri su cui non possono costruire. Solo questa parte è enorme. Niente costruzione futura che rovina l'atmosfera, nessun “sorpresa” nuovo vicino che incombe sul giardino. Solo piscina, grill, focolare... e privacy reale.
E hai diverse scelte di spiaggia nelle vicinanze. Tipo:
una spiaggia sabbiosa di quartiere con tavoli da picnic e vibrazioni di brezza al tramonto,
la spiaggia di S. Harbour Rd. dietro l'angolo—che penso sia la spiaggia sabbiosa più ampia che abbia visto qui,
e la spiaggia di Goose Creek è solo a pochi minuti se vuoi un'altra opzione.
Inoltre, perché la vita non è solo spiagge, la Croteaux Vineyard è vicina, e ha quella vibe di campagna francese che è... estremamente persuasiva.
Ecco la cosa pratica che continua a saltare fuori nella nostra ricerca: ha un'ampia cantina asciutta, e anche se sei vicino all'acqua, non è in una zona allagabile. Questo è quel tipo di dettaglio che ti fa respirare di nuovo.
Onestamente? Dopo tutte le case che ho visto che avevano bisogno di sistemazioni nella disposizione, compromessi, o discorsi del tipo “potremmo farlo funzionare”... questa sembra la prima casa che funziona già. E sembra anche avere un prezzo che capisce le condizioni attuali del mercato, non come se stessero ancora cercando di intascare il picco di frenesia.
Quindi sì. Te lo dico ora perché se questa va bene come sembra di persona… potrebbe finalmente essere finita la ricerca della casa a Southold.

Okay, I have to call you right now because I just walked into a house and I’m kind of… excited? Like, where was this one hiding while we’ve been touring all those “cute but…” places?
You know how every other house has been some version of:
“Love the idea, hate the layout,” or
“Great location, but it feels cramped,” or
“Nice kitchen… if you enjoy standing on top of people,” or
“Outdoor space… if you count two sad patio chairs and a grill wedged into a corner.”
This one is different.
First off, it has this wide front porch and the house sits a little elevated from the street, so it immediately feels quieter—like you’re not on display for every dog-walker and leaf-blower within a half mile. There’s a big maple tree, a nice yard, and I swear you can hear the waves rolling from a few houses down. It’s that calm, coastal background sound that makes you feel like your blood pressure just… drops.
And inside? The layout is what we’ve been searching for.
The kitchen finally makes sense. It’s got the island for prep, but there’s also a separate counter/bar seating area, so everyone can hang out near the kitchen without crowding whoever is cooking. And the genius part? From the barstools you can still see the TV over the fireplace, so people can snack, talk, watch something, everybody’s in the same space but not bumping elbows like we’re working a brunch shift.
Also, remember how I keep saying, “Where do the towels go?” This house answers that. The laundry is right off the kitchen in the mudroom, so beach towels and pool towels go straight in. It’s still laundry, but it’s the kind that doesn’t take over your whole life because the setup isn’t fighting you.
Then the main living/dining area is open and it just feels… way bigger than you expect. Like, it has that “everyone can be together” vibe without feeling like one giant echo chamber. It’s actually a real hangout house.
Now the bedroom situation, this is where I was like, okay, someone thought this through.
There’s a main-floor suite with a walk-in closet and a bathroom that feels right: soaking tub, separate shower, and that pebble stone shower floor that makes it feel high end without trying too hard. And then upstairs there’s another suite, so guests have an actual suite option too—plus two more bedrooms and a full bath, and one of those has interior access so it almost reads like three en-suite options depending on how you set it up. It’s perfect for guests, kids, parents visiting, all of it.
And the backyard, listen. There’s a covered porch overlooking the pool, and beyond the fence is this maple forest they can’t build on. That part alone is huge. No future construction ruining the vibe, no “surprise” new neighbor looming over the yard. Just pool, grill, fire pit… and actual privacy.
And you get multiple beach choices nearby. Like:
a neighborhood sandy beach with picnic tables and sunset breeze vibes,
S. Harbour Rd. Beach around the corner—which I think is the widest sandy beach I’ve seen out here,
and Goose Creek Beach is only a few minutes away if you want a third option.
Plus, because life isn’t just beaches, Croteaux Vineyard is close, and it has that French-country vibe that is… extremely persuasive.
And here’s the practical thing that keeps popping up in our search: it has a full dry basement, and even though you’re near the water, it’s not in a flood zone. That’s the kind of detail that makes you breathe again.
Honestly? After all the houses I have seen that needed layout fixes, compromises, or “we could make it work” speeches… this one feels like the first house that already works. And it actually seems priced like they understand current market conditions, not like they’re still trying to cash in on peak frenzy.
So yeah. I’m telling you now because if this one checks out the way it feels in person… might finally be done with the house hunting in Southold.
